Building Defect Report
This report can be used by both buyers and sellers alike to understand the causes of a single defect, or possibly more than one defect, to the property they are purchasing or the property they own. The defect may be one which has come to light following a Mortgage Valuation during a sale. It can also be used by owners who have become aware of a problem in their own home and wish to know the causes and repair solutions available. The surveyor can add a budget estimate of costs if required.
Defects include: cracking and building movement; deflection to brick walls; deflection and movement to internal floors; damp, condensation and penetrating damp.
A Building Survey is appropriate if you are purchasing a commercial premises, whether a shop, office or business unit. The survey will identify the construction and establish the condition of the external and internal fabric. The report will highlight defects and provide a budget estimate of costs if required.
If you are entering a lease arrangement for a commercial premises a Pre-lease Condition Survey will establish the condition of the property prior to entering into the agreement. The report and photographs become part of the lease agreement. This is important as the landlord cannot ask for the property to be returned in a better state at the end of the lease than it was at the beginning, when the lease was granted.
Party Wall, etc. Act 1996
Undertaking building work to a wall separating your property from the one next door, known as a party wall, or undertaking excavations close to neighbouring buildings or new walls at boundaries will require notice to be given to your neighbour of your plans. The Act permits owners to carry out certain specific works. It protects the interests of neighbours and is designed to avoid or minimize disputes by setting out a clear procedure to follow.
